Does BaseLiving only have apartments?
No, BaseLiving offers high quality, modern apartments, duplexes and houses across various locations. The type of unit offering depends on the BaseLiving location you are interested in and availability in that location at the time you wish to join our BaseLiving community.
So, I heard BaseLiving only has 1 and 2 bedroom homes. Is this true?
The BaseLiving designers, really thought of everyone. All shapes and sizes and that goes for bedroom numbers too. Depending on the location, we have 1, 2, 3, 4 and even 5 bedroom homes available. So no, your guests won’t have to sleep on the couch!
Size matters! Have the homes been designed with more than enough room to swing a cat?
Yes, this was really important to us. We take pride in the product we offer, and while we do furnish our homes to a very high standard, we did make them nice and big too. We promise!
Is parking available?
Yes, parking is available at the various BaseLiving locations, including electric car charging points. If you have agreed parking as part of your lease, the parking space will be available for your exclusive use. Sounds fancy! Also, we offer visitors parking at all BaseLiving locations too. We haven’t forgotten about them!
I’m more of a ‘PPP’ – pedal power person. Is there a bike store?
Yes, all BaseLiving locations offer secure bike locking facilities. These are generally racked systems, but don’t forget your bike lock. We don’t supply those.
I’m new to the area, so what’s around me?
Lots! When we look to establish a new Base, it is important to us in making sure that this is an area we want to live. Lots of transport connectivity, whether on foot, by private car, public bus or in most Base locations by train. Also, shops! Shops are important too, also schools, sporting facilities, playgrounds, public parks, local historical villages, entertainment venues (for adults too!) and so on. So, get outside! Is there a smoking policy?
Yes. All Base locations are non-smoking and non-vaping environments both inside and on the grounds. This is for the health and wellbeing of all Base residents, staff, and agents.
I’m an animal lover. Can I have a pet live with me?
Do you know what, we love pets too! They’re just as important! Right! Pets are welcome at all Base locations; however, we just ask that you let us know about it. There’s just a little form filling, and then you’re done.
A bit of red tape though! We do have to ensure that your pet is suitable to the Base unit of your choice. We have a lot of experience and guidance to offer on this. So, although we do adore our fury four-legged friends and two-legged feathered friends, there are some T&C’s so that everyone can live alongside each other happily. For more detail, just ask one of our agents to discuss our pet policy with you. P.S they get to live with you for free.
What if I need help with a broken appliance or a leaking pipe. Is there someone I can call?
Yes, we are always on hand to help. When you move into your new home, you will be given the contact details for office hours and out of office hours/weekend assistance should something go wrong. We hope this never happens, but life has its way of presenting a challenge every now and again. Just call us and help will be on the way!
I want to meet my neighbours. Is there a resident’s amenity or community events?
Hopefully you will get to meet your neighbours as you go about everyday living at your Base location, but if not, most Base locations have a resident’s amenity. Check the Locations section to see what’s on offer. We also like to run community events throughout the year. Keep an eye out on our Instagram page for details. Make sure to like and allow push notifications, so you don’t miss anything!
My New Home
What’s there the day I arrive?
Your new home will be in ‘turn-key’ condition the day you arrive. Ok, maybe less of the lingo here. What we mean is, it will be in excellent condition and freshly cleaned. At BaseLiving we want to ensure that you experience how great our product and communities are from the start. All Base locations are brand new schemes built for us by the best in the construction sector.
We offer generous unit sizes, well-proportioned living spaces and an excellent layout, which makes for a great experience while you’re a resident with us. If someone has been living there before you, we take a week out and assess the home, ensuring that everything is in working order, paint touch ups where required and a deep clean throughout.
Will I have to buy my own furniture?
In short, no. Our interior designers have been hard at work, ensuring the best possible furniture package is there for you to enjoy. Dining table and chairs, couches, beds, bedside lockers, lamps, floor lamps, even funky pictures on the walls. These have all been carefully selected, to give all our Base locations a distinctive and modern look.
Are appliances included in the furniture package?
Yes. We have ensured the highest quality appliances have been installed in your home. All ready and working for when you
arrive. Hob, oven, extractor fan, fridge-freezer, dishwasher, washing machine and even a dryer!
Our dedicated agents are happy to help if you have any trouble working any of the appliances.
This is my first time renting a property. I’ve never had to worry about how the oven works or how to switch the heating on. Can someone show me?
Of course. Don’t worry, you won’t be left to read all the equipment and appliance manuals on move-in day. However, we do recommend you take time at some point to do this. We’ve found that a lot of ‘this is broken’ call outs to our Base locations are in fact just due to the appliances having a different set up process to get them running! Opps, we know, it happens! But to help you along the way, when you move in, our agents will run you through a ‘quick guide’ for everything to get you started.
I am just working on my budget. Are utility bills included?
Utility bills are not included in your lease and so you are responsible for the payment of these, from when you move in. Don’t worry, power and heating will be available the day you arrive, and it is very straightforward to open your new utility account. We have installed easy to use smart digital meters, to ensure you don’t have to worry about an unexpected big bill.
Friday night is movie night, I can’t live without TV and broadband. Are these provided?
BaseLiving homes are wired for TV and cable broadband in the main living room and the bedrooms. Making every room a place to chill out with a box of popcorn or drop onto social media to catch up with friends.
However, we do not provide a TV as part of the furniture package. and like your utility account, you must contact the service providers to set up your own internet account. In most instances this will be SKY TV and Virgin Media broadband. Our letting agents will be happy to help. Oh, before we forget, don’t you forget, you will need to get a TV licence!
Do I need to arrange bin collections?
No, in most of our Base locations we organise this for you. Whether you are in one of our stylish apartment blocks, duplexes or houses, we typically arrange the bin/refuse collections. We just ask one thing. Please separate your refuse into the appropriate bin categories – organic, recyclable and non-recyclable. It just means we do our bit for the environment and so, you do too.
I’d love to add my own touch. Can I hang some pictures or add some extra installations to the walls, such as shelves?
We are big fans of adding our own touch too! However, it is best that you check with our agents if you intend to add additional items to the walls. Using non-invasive or special sticky tape for hanging the holiday pictures is generally ok, but anything beyond this is best discussed with our agents as they can advise of our installation policy.
Will I ever see you again?
The answer is yes! Of course, we fully respect your privacy and will always abide by the rules of the lease for inspections, but we will see you once a year to make sure you’re ok and everything is working well for you. We will give you plenty of notice and let you know if the inspection is for a specific reason or just the annual visit we must undertake. Have the kettle on!
The Lease
I’m very interested in viewing a unit, how do I do this?
It really couldn’t be easier. Go to the Base location page of your choice and use the Book a Visit function at the top of the page. Fill in a small amount of detail and hit Submit. That’s it, once we receive this, one of our agents will be in touch (generally by email) to arrange a day and time that suits. Can’t wait to see you!
The viewing went really well, so how do I reserve a unit?
We love hearing this. It really makes our day!
There are a few steps to complete the approval and reservation process. But we have made this as simple as we can.
All you have to do is email our viewing agents, confirming your interest. Once they’ve received this, they will issue you with an Application Form for you to complete. Much like booking a viewing, this is very simple. Once you have done this, send it back to us and our agents will run you through the next steps to complete the approval and reservation process.
Paperwork is so boring. But I understand you need further information from me. What do I need to provide?
Once we receive your completed application form, our agents will be in touch to secure some further details from you. We’ve aimed to keep paperwork to a minimal. What we will generally ask for is the following:
• Identification – After approval
• The last three months’ bank statements
• A previous landlord reference
• Your employers reference
• Proof of financial standing and additional financial information if deemed required
If you have trouble securing some of these, don’t worry, we are here to help. Just have a chat with our agents and we will see what we can do for you.
Once all the paperwork is received satisfactorily, our agents will review the information provided and confirm whether all is in order to proceed.
If everything checks out, and we are sure it will, we can reserve your new home for you.
Do I need to pay anything in advance or a deposit?
Unfortunately, yes, this is an industry standard, so a month’s rent deposit is due for payment before your move-in day can be confirmed. Once the move-in day is confirmed, then one month’s rent (or pro-rata of a month depending on your move in date) is due. Once both of these are paid, all done, your home is reserved for you.
We understand this may seem a large sum to pay up front, however rent is payable in advance and if you decide to move on from living with us at Base, once you return the unit to us in the same condition you experienced it on move-in day ( i.e., condition not beyond normal wear and tear and no damage has been caused) and all utility bills are paid to date, you will receive 100% of your deposit back.
I’m in the middle of packing and have booked to move in next week. What can I expect on move-in day?
Firstly, congratulations. Whether this is your first rental or you’re a rental pro, we are delighted to have you live with us. We want move-in day to be as stress free as possible for you. On move-in day, you will have agreed to meet one of our agents at your new home at a certain time. Once there, we will have the keys for you and will run through operation of appliances, heating systems, safety equipment, unit condition and the furniture inventory.
Once this is done, you and our agents will take a seat at the kitchen table (or kitchen island, most of our units have great kitchen islands!) to discuss the lease document, answer any questions you may have and sign the lease.
I’ve no experience of a lease document. What’s in it?
We understand this may feel daunting, but don’t let it. We are here to answer as many questions as you like. No limits!
Simply put, the lease document is a contractual arrangement between you and us. The main parts outline who we are, who you are, the rent level you pay, when your term starts, how long the term is for, it identifies the property, it lists the furniture and finally a list of conditions for you, and importantly for us to stick to throughout your stay with us.
I plan to set down roots in the area. How long can I rent the unit for?
Our Base units are let on a one-year fix term tenancy, which can roll over and on the term commencement anniversary each year. It’s seamless, you just stay living with us year after year.
I know I’ll enjoy living here, but I only want to stay for a few years. Do I have to let you know what I am leaving?
Please do let us know and we can work with you in completing the process. Rules are not made to be broken!
Just so you know, you need to provide us with notice of you wising to vacate the unit, the time period will be noted in your lease. However, we are here to help and you can just ask our agents how long of a notice period you need to provide. Just remember, this will depend on how many years you have been staying with us.
My circumstances have changed, and I need to give notice to leave (vacate) the property. What are my options?
We know. Life is full of ups and downs, and things happen. You do have options and so you’re best discussing these with our agents.
For example, if its near the annual anniversary of your term, there may be an option to issue notice.
Alternatively, you can explore the option of assigning your lease to a new suitable resident. Do remember, the person you are choosing is subject to the same assessment processes you completed at the beginning of the lease.

I budget a few months in advance. Will my rent ever change?
We get you. Your rent is more than likely the biggest monthly outgoing you have and any change to that can have an impact. So, rest assured your rent level will not change in the first year of lease term.
Like all landlords in the State, we do undertake what is called a ‘rent review’ on the anniversary of your stay (term) commencement with us. Generally, this equals to a nominal increase in rent level, based on the Regulations.
If you have any questions or concerns about your rent level and what it may increase to in a review process, we are here answer those questions. We are open and transparent in what we do. Just talk to our agents.
Do I need to repair the unit or replace broken appliances?
Base locations are living, breathing communities, which experience life’s general wear and tear. Your unit is no different. You will not be charged for general maintenance matters that arise over the life of your lease Also, if any of the appliance’s break, don’t worry it is our responsibility to repair or replace these items for you, so just call or email our agents.
However, if repairs are required due to misuse or damage to the property or furniture, this is chargeable to you.
